The property is usually in bad shape, so you can get these deals for pennies on the dollar. It is perfect for those investors on a tight marketing budget to target this seller. There could be 100 of these types of sellers in your area each month, waiting for someone to contact them.

I have flipped hundreds of properties across the country.

I speak with landlords all the time.

The seller was very motivated to sell their property and wanted me to take it off his hands as soon as possible.

I asked him why he wanted to sell that badly.

He told me something. That made my head spin.

He said something. I just evicted my tenants and I don’t want to be a landlord anymore.

I had a light bulb moment there.

My best deals were the ones where I made really good money.

A lot of them were from tired landlords who were evicting tenants.

They got rid of their tenants and left the owner with a trashed property.

Think about this type of seller.

This is a special type of landlord.

The owner is evicting their tenants.

That means that they have a lot of problems with their property.

When you market to owners who are not interested in selling, you will get a lot of them.

They are happy with the income they get from their tenants. The tenants keep the property in tip top shape.

There is no chance of you doing a deal with that owner.

Is it possible to identify every single Landlord in your area that is currently evicting their tenants?

Tenants must be evicted from the property because they stopped paying rent.

Sometimes the tenant deliberately trashed the place when they left, but most of the time the property falls into disrepair.

When the owner finally gets the tenant out, they have to spend money to fix up the property, clean up the mess, and find another tenant that will hopefully not do this again.

What if you contacted the Absentee owners and offered to take their property off their hands?

Do you think they would be more willing to sell their property at a discount than the regular owner?

You wouldn’t have to spend a lot of money on marketing.

Sometimes we can get the phone number for these owners and so I will give you a script to call them over the phone.

I will tell you when you should mail them and how often.

I have some good and bad news about how this system works.

The bad news first.

You can see that every county is different.

My way of finding them may be different than yours.

I will show you how I do it in my county and you will have to adapt it to your current market.

I will include general guidelines so that you can figure out how to find them in your market.

Now for the good news…

Every county is different and this is a highly undiscovered seller lead.

Most investors don’t know anything about it and won’t take the time to figure it out.

You will have all of these leads to yourself if you take the time to figure this out.

You don’t need a lot of leads to do a deal.

If you only find one a day, you will find 30 of them in a month. The owners are absent.

If you only get one of these sellers to become a deal, you will be excited and you can convert more than that.

I have a bit of a dilemma.

I have been on this course for over two months. Trying to figure out the price, even if to let the cat out of the bag.

Even if you only got a small wholesale deal. You could get your money back quickly.

Even if I charged more, you could implement this in a day.

You can start seeing results right away by doing your first deal.

I know that the economy is bad, but if you watch this video, you will see that doing a deal right now will help your finances.
