My best deals were the ones where I made really good money.

A lot of them were from tired landlords who were evicting tenants.

They got rid of their tenants and left the owner with a trashed property.

Think about this type of seller.

This is a special type of landlord.

The owner is evicting their tenants.

That means that they have a lot of problems with their property.

When you market to owners who are not interested in selling, you will get a lot of them.

They are happy with the income they get from their tenants. The tenants keep the property in tip top shape.

There is no chance of you doing a deal with that owner.

Is it possible to identify every single Landlord in your area that is currently evicting their tenants?

Tenants must be evicted from the property because they stopped paying rent.

Sometimes the tenant deliberately trashed the place when they left, but most of the time the property falls into disrepair.

When the owner finally gets the tenant out, they have to spend money to fix up the property, clean up the mess, and find another tenant that will hopefully not do this again.

What if you contacted the Absentee owners and offered to take their property off their hands?

Every county is different and this is a highly undiscovered seller lead.

Most investors don’t know anything about it and won’t take the time to figure it out.

You will have all of these leads to yourself if you take the time to figure this out.

You don’t need a lot of leads to do a deal.

If you only find one a day, you will find 30 of them in a month. The owners are absent.

If you only get one of these sellers to become a deal, you will be excited and you can convert more than that.
